Tenants of corporate landlord LRC in Applewood in Swords have received Notices of Termination despite no fault on the part of tenants. LRC is refusing to offer further Part 4 tenancies, exploiting a legal loophole that allows landlords to evict tenants without reason at the end of a tenancy if the tenancy was created before 11 June 2022.
People Before Profit TD Paul Murphy said “Residents in Applewood in Swords are facing eviction by LRC. LRC is a multinational corporate landlord with assets of over €6 billion worldwide. It is using a legal loophole to evict scores of tenants in Swords who are at no fault so they can get new tenants at much higher rents.
LRC is doing this by exploiting a legal loophole that allows landlords to evict tenants without fault at the end of the tenancy if the tenancy commenced before 11 June 2022. LRC is ruthless in using this tactic: LRC has issued 100 Notices of Termination on this ground between October 2022 and April 2024.
One of the tenants said;
The stress is constant. I’ve had a double hip replacement. I'm not in a position to move and it is taking a serious toll on my health. It feels hopeless, tenants are being abandoned by this government.
I raised the case in the Dáil today and asked the Taoiseach to introduce emergency legislation to close this loophole and stop evictions for no reason. The Taoiseach asked me to provide details of the case and said he would liaise with the Minister for Housing. I have provided the information requested but I have little confidence that the Taoiseach or Minister will act to close this loophole to stop evictions for no reason.
I will therefore continue to support the tenants and CATU, the Community Action Tenants Union, who are working with the tenants, to end this disgraceful treatment of tenants by LRC”.
